We’ve recently wrapped plans for a new Denver infill duplex just north of Colfax. The lots here are notoriously similar. That is, 50′ wide by 125′ deep. This causes a lot of new projects to be very similar.
Our fresh approach was to consider a ribbon wrapped around a simple wooden box. That white you see below is the ribbon. Notice on the left entrance that the ribbon creates the canopy for the front door. It then folds back towards the home to create the entry door for the other unit.
Above the entry door you can see the cantilevered bedroom on the left. A bedroom on the right, is in plane with the front door. The central portion is at an angle to make the transition. Above on the right a roof top deck is also created by the fold of the ribbon. This also affords privacy between the two units and also makes the building less boxy and symmetrical.
The main level is fittingly outfitted with an entry area with ample coat storage. Next comes the living space followed by a stair core and dining. The powder, pantry and kitchen take up the back of the home. Note the angled wall that relieves the side walls. This also provides space for additional windows that don’t look directly onto the neighboring properties. This is an important aspect to a Denver infill duplex.
The second floor offers laundry facilities. Each unit has a large master bedroom on opposite ends which are paired with secondary bedrooms which are smaller.
The top floor has an additional bedroom and dedicated mechanical space. The hall bath serves the bedroom, rec room and the private rooftop deck. Not shown is an unfinished basement which houses the primary mechanical space. The basement also allows for more storage and can be configured with additional bedrooms or hangout space to suite the owners’ needs.
